Is South-facing good for Vastu?

South-facing is NOT inherently bad. Many successful homes are south-facing. Key is placing the main entrance in the correct pada (3rd or 4th segment). ArchetiQ's Vastu-integrated designs neutralise all concerns.

Question 5

What are the advantages of a South-facing 18x40 house?

Accepted Answer

For a 18x40 (720 sq ft) plot: (1) Often 5-10% cheaper plot price — better value. (2) With correct Vastu, equally prosperous. (3) North backyard gets full sun — ideal kitchen garden. (4) ArchetiQ's south-facing expertise ensures zero compromise.

Question 6

What are the disadvantages of a 18x40 plot?

Accepted Answer

Challenges: (1) The 18ft width is narrow — after side setbacks (2ft each), buildable width is only 14ft. ArchetiQ uses space-optimised plans to offset this. (2) Limited area restricts inside parking — stilt or half-basement recommended. (3) Bye-law setbacks reduce net buildable area — always consult a licensed architect. (4) Corner plots may need extra road-widening setback per local municipal rules.

Question 7

How many floors can I build on a 18x40 plot in Bihar?

Accepted Answer

Bihar bye-laws permit G+2 (3 storeys) for a 18x40 plot without special permission. Height capped ~10m (3 floors) for plots below 500 sq mt under UDPFI. Patna Municipal Corporation has its own zoning — consult ArchetiQ for your ward. Structural certificate mandatory for multi-storey.

Question 8

What is the setback rule for a 18x40 plot in Bihar?

Accepted Answer

For a 18x40 plot: Front 2m, Rear 2m, Sides 1.5m each. Buildable footprint ≈ 15.0ft × 36.0ft. Actual setbacks vary by municipality. ArchetiQ prepares RERA-compliant drawings with exact local setbacks.
